If you live in the Las Vegas Valley and want artificial grass, two things usually come up before the first roll of turf: your HOA and the water rebate. Here is how both work, in plain terms.
HOA approval
Many neighborhoods in Las Vegas, Henderson and North Las Vegas have HOAs with rules about front yards, turf products and layouts. Most want drawings and product details before work starts. Our office and design team prepare the documentation and drawings and help you submit them.
The SNWA rebate
The Southern Nevada Water Authority runs the Water Smart Landscapes rebate for eligible properties that replace grass. As of October 2026, SNWA lists $5 per square foot for the first 10,000 square feet on single-family homes, and Las Vegas Valley Water District customers can get an extra $2 per square foot. The most important rule: a pre-conversion site visit must happen before you remove any grass.
Putting it together
We schedule the rebate steps and the HOA approval in the right order, then our own crew removes the grass, adjusts the sprinklers, builds the base and installs turf we manufacture. Rebate and HOA paperwork are handled at no extra charge.
